About our space

These two cottages are rented as one combined unit, connected by a breezeway with convenient keypad locks. The cottages sit on three acres consisting of a large playing field and walking trail in the woods. Both cottages offer hardwood & tile floors, vaulted ceilings, and custom cabinets with quartz countertops. Each cottage sleeps up to 6 people. The cottages each have a Smart TV with WiFi. Located just 1.5 miles from a grocery store, pizza place, pharmacy, Dollar General and Ace Hardware.

Rules and Regulations

For: Timberlakecottages at 250 Timberlake Road, Branson, MO 65616
Owners: Byron & Lisa Joplin

  1. This property is adjacent to the owners who do occupy and reside next door on a full-time basis. Owners of this rental property retain the right to maintain, preserve and sustain the buildings and entire grounds as needed when guests (renters) are present or absent from this property. Every effort will be made to notify and perform such tasks so that guests are not impacted, but this will not always be possible. Some examples of these task are listed as follows:
    A: Removal of ice and snow from driveways, parking areas, walkways and decks.
    B: Application of fertilizers and insect control products.
    C: Watering as needed to keep foliage alive and covering of foliage during freezing weather to keep it from being damaged or dying
  2. These are NON­SMOKING, NON-VAPING, AND NON-INCENCE BURNING cottages, no exceptions. Evidence of smoking such as smell of cigarette or cigar smoke inside the cottages by the cleaning crew is sufficient basis to charge the renter for smoke cleanup and removal from AC ducts and filters and furniture. This type of clean up is expensive and Renter is Liable for the deep cleaning Costs Incurred.
  3. NO PETS are permitted in these cottages. If you bring a pet(s) this rental agreement will be forfeited, terminated, and deposits will be retained and deep cleaning fee will apply.
  4. We will not rent to vacationing students or singles less than 23 years of age unless accompanied by an adult, guardian or parent.
  5. Damage Deposit. The deposit is not applied toward rent; however, it is fully refundable provided the following provisions are met:
  • a. No damage is done to building structures or their contents, beyond normal wear and tear.
    b. All debris, rubbish, and discards are placed in the dumpster area garbage cans and soiled dishes are placed in the dishwasher. 
    c. The home is left locked.
    d. No linens are lost or damaged.
    e. No early check-in or late check­out unless approved by owner. 
    f. No excessive cleaning is required.
    g. Renters understand that renters are responsible for damage beyond the coverage provided by the accidental damage insurance.
  1. There are no refunds for early Departure. 
  2. Maximum Occupancy | The maximum number of guests is limited to 12 persons.
  3. No daily maid service | While linens and bath towels are included in the home, daily maid service is not included in the rental rate. We suggest you bring your own beach towels. We do not permit towels or linens to be taken from the home.
  4. Rate Changes | Rates subject to change without notice. (The rate we agreed upon will not change, but this gives me the option to run specials or increase future rates.)
  5. Falsified Reservations | Any reservation obtained under false pretenses will be subject to forfeiture of advance payment, deposit and/or rental money, and party will not be permitted to check in.
  6. Child proofing: Guest understands that no specific efforts have been made to “childproof” these cottages or property and accept risk of harm to any children they allow on the property. These risks are not limited to adjacent streets, cleaning supplies in the cottages and plants in the cottages and grounds.

Written Exceptions | Any exceptions to the above-mentioned policies must be approved in writing in advance.

  1. Parking | Vehicles are to be parked in designated parking areas only. Please do not park on the grass. There is a parking pad at the end of the asphalt driveway on the left for 4 vehicles and 2- vehicles can fit on the upper pad in front of the basketball hoop. Any additional vehicles need to be parked to the right side of the parking pad on the asphalt. 
  2. Storm Policy/Road Conditions | No refunds will be given for storms. We do not refund due to road conditions.
  3. This home is privately owned. The owners are not responsible for accidents, injuries or illness that occurs while on the premises or its facilities. Renters understand Homeowners are not responsible for any personal injury caused by slipping on wet surfaces or tripping and falling on uneven surfaces. The home owner is not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premises.
  4. Under no circumstances will Tenants or their guests hold the owners of the Vacation Rental responsible for any damages or claims of any kind resulting from their stay, except for intentional acts of harm.
  5. People other than those in the Guest party set forth below may NOT stay overnight in the property. Any other person in the property is the sole responsibility of the Guest.
  6. Keep the property and all furnishings in good order. Failure to do so will result in loss of security deposit. 
  7. Subletting: Guest is not authorized to let or sub-let all or any part of the premises.

Upon renting the above property, renters and their guests agree to all terms, conditions and rules of this agreement.
